OUR BUILD PROCESS

What You Can Expect

With any construction project, Plumb Level Square starts with clear communication. We are easy to work with and enjoy clients who value a team approach. Relationships that begin like this make setting and meeting expectations achievable. Here you will find our typical build and remodel process. This is simply a quick guide to how we work with our homeowners. We’ll provide even more detail when we begin your planning process.

During your build or remodel we (Mike & Laurie) are your estimators, selection assistants, project managers and your direct contact for the entire build. We work with you from concept to completion. We know the value of creating useable spaces and understand the importance of both form and function. We work with you to understand how each room should fit your needs, making your home unique and comfortable for the lifestyle you want.

  • We’ll schedule an initial phone call to discuss your new home or remodel and plan a site visit. During the site visit we’ll review and discuss either your completed plans or your conceptual design, your wants and needs, your budget range and your timeline. With this information we can offer a Pre-construction Agreement and begin the planning and estimating phase. (2-10 days)

  • Pre-Construction with Plumb Level Square is a period of time when we work side-by-side with you to create a complete home design and detailed estimate. During this time we will complete the following:

    • Finalize a set of plans based on the site or current home (this must be completed before we begin your estimate)

    • Begin the selections process with a step-by-step guide to create a clear vision of your style, wants and needs

    • Work with local municipalities to secure utility permits, if not already completed

    • Complete any required engineering reviews of the plans or site work

    • Work with you to detail the specs and selections of your build or remodel

    • Work with our trades and suppliers to estimate the labor and materials needed

    • Work on site with you and our surveyor to stake the location of the home (if new construction)

    At the closing of pre-construction you will have a design concept and a detailed estimate for your project that can be used for financing, if needed and to begin construction. We’ll move forward with a review of the construction agreement and prepare for construction.

    (6 weeks to several months)

  • During the final phases of pre-construction we will begin discussing a timeline for starting construction. To break ground we will need a signed construction agreement, confirmation of financing or personal funds, a deposit and a county or city building permit. Once all of those things are in place, we will schedule a start date. Construction time is dependent on the scope of work for remodels. New construction is typically 12-14 months, but may vary based on the size and location of the home.

  • On the last day of your build, we will complete a final walkthrough with you and we will review your one year warranty. We will also provide a home information packet that includes a dated schedule for your warranty requests.
